- 42% or 8.8 acres of open space on the entire property.
- Creation of Beacon Hill Trail Park (image shown), which will help achieve the City’s goals of additional parkland in this area as noted in the City’s Parks and Recreation Plan
- Stormwater detention ponds located adjacent to the 3.28 acre park to create a contiguous 5.5 acre open space and habitat area.
- Provision of a conservation easement for the open space areas.
- Provides a type of smaller lot, owner occupied single family residential to help meet the public need for more diverse housing opportunities in the city.
- A well-landscaped greenbelt in front of the commercial along 12 Mile Road.
- Preservation of a wooded transition buffer along the north property line.
- A 10 foot buffer along east boundary line.
- A small amount of niche commercial that will be convenient to employees of the offices along 12 Mile as well as our residents and those in the area.
